VIA ONE Düsseldorf

In 2019 Indigo Invest acquired a property in the North of Düsseldorf as part of a joint venture. The location, within direct proximity of the Unterrath S-Bahn stop, is characterised by outstanding visibility and infrastructural links that are unique in Düsseldorf: whether the nearest S-Bahn stop, tram or bus stop on foot, an ICE connection or directly to the airport via S-Bahn, the airport or the Autobahn by car – all of these are accessible in under three minutes! The planning permission application for the approx. 11,900 m² of rental space and 190 multi-storey car park spaces has already been submitted. The building wows with its functional yet aesthetic architecture, triple-glazed floor-to-ceiling windows, ceiling heights of roughly 3m and energy floors with integrated cooling and heating functions. Ultra space-efficient floor plans and an energy-efficient design ensure an optimum ratio of rental costs to jobs. What’s more, five staircases ensure separability and maximum flexibility in the layout design. With ample green space in the inner courtyard and attractive roof terraces, the planned five-storey office building will offer its users a welcoming environment. The development will undergo DGNB Gold certification and WiredScore certification. Key emphasis will be on fulfilling the requirements of a smart building. The addition of appropriate facility and room automation systems and the corresponding application software for tenants will see the VIA ONE achieve smart building status.
