GDS 10 Mannheim
Built in 1972 and comprising 8,500 m² of usable space, the nine-storey office property is located within a great office district within Mannheim. Between 2012 and 2013 the property was gutted right down to the concrete skeleton before being developed to a very high standard. The entire renovation project was undertaken with sustainability in mind. Following completion, the property was awarded a DGNB Silver certificate. The efficient layout with a clear ceiling height of 2.9 m and rental units from as little as 300 m² offer users the utmost flexibility in spatial planning.
The transaction, which comprised the conclusion of a lease agreement for over 75% of the overall space, a purchase agreement as well as a building maintenance agreement, was concluded within six weeks. The remaining rental spaces were then leased to three other users. This saw the property fully leased by the time construction was completed.
Once completed and fully leased, the property was sold to AXA Investment Managers – Real Assets.
